Outside the home, we will check the exterior walls, roof, driveway, deck, etc., then we will move inside to examine the walls, ceilings, floors, doors, and windows.

The heating, air-conditioning, plumbing, and electrical systems will all be examined to ensure that they function as intended. Bathrooms, kitchens, and laundry rooms receive a thorough check, along with the attic and basement or crawl space.

What is a sewer inspection? This is an inspection done by a camera attached to a snake line. The video camera records the state of the sewer, revealing any cracks, thee roots, collapsed lines, clogs, and other problems inside the sewer.

Thermal Imaging can measure the infrared radiation being emitted from objects by detecting the temperature differentials. What does this mean for you? The thermal camera can supplement our visual inspection and help us detect possible hidden water entry in wall cavities, electrical faults, missing Insulation, moisture intrusion, hidden roof leaks, plumbing leaks, and more. Please note that although Thermal Imaging is a great tool to help identify hidden problems in the home, it does not diagnose the problem and it is up to the inspector to determine the cause of such defects and to verify the thermal camera’s findings.

We use pressure gauges to monitor water pressure thoroughout the home. We install a pressure gauge inside the home like a washing machine spigot and monitor for 30-45min. if there is any loss of water pressure.

To test for leaks, we take a rubber inflatable test ball that is connected to an air hose and insert it into the sewer pipe at the main line clean out. Once it is in place at the perimeter of your home, we inflate the ball to artificially plug the sewer line so that no water flows past it.

In plumbing, a smoke test forces non-toxis artificially created smoke through waste and drain pipes under a slight pressure to find leaks. Plumbing smoke tests are also used to find places where pipes spill fluid, and to check sanitary sewer systems for places where ground water and storm runoff can enter.

Yes, but it will be for 12 months. The 6 free additional months are only available if Morales Inspections completes the home inspection. Even at a 12-month term, this warranty is the best on the market today.
Yes, once the warranty is ordered, you will get a confirmation email with the warranty invoice. This can also be sent to the closing attorney so that the warranty amount can be added to the closing documents. On the order form, you will need to note whose funds should be deducted from at closing as per the signed contract.
You will receive an email confirmation within 24-48 hours with the invoice included. If we see that additional information is needed to process the warranty, we will give you a call.
