Our report is our product in many ways. That’s why we’ve invested in modern reporting systems that incorporate photos and video into a dedicated webpage for each inspection. You can also download a PDF version of your report and print it out if you’d like to read a hard copy version.

Extra Protection

Most home inspection reports point out that the condition of a home may change after the inspection and so they can’t predict the future. While this is true, it doesn’t help home buyers when a repair may be needed shortly after an inspection or a safety recall is issued on an appliance. That’s why we provide a RecallChek report and several warranties with every inspection that cover items from structural and mechanical to underground sewer lines and roofs.

As Certified Professional Home Inspectors, we have the knowledge and expertise to provide you with a thorough and professional, non-intrusive, visual inspection of your home, from the roof to the foundation. Outside the home, we will check the exterior walls, roof, driveway, deck, etc., then we will move inside to examine the walls, ceilings, floors, doors, and windows.

The heating, air-conditioning, plumbing, and electrical systems will all be examined to ensure that they function as intended. Bathrooms, kitchens, and laundry rooms receive a thorough check, along with the attic and basement or crawl space.

Why consider a sewer inspection?

You might be wondering, “Do I need a sewer inspection before buying a house?” The answer is yes! A sewer inspection should be a part of your home inspection checklist. When considering what inspections to get when buying a home, do not overlook the sewer line. Getting a sewer inspection is one of the most important home inspection tips for buyers. Sewer line inspections are inexpensive, but sewer repairs can be extremely costly. There’s no such thing as a typical cost for repairing your sewer lines. It can start at a few hundred dollars to snake out a blockage. Or, it could be tens of thousands of dollars to excavate your yard and replace the pipes. The repair bills depend on the sewer line condition, the problem’s location and, the root cause (pun intended). Avoid spending money on costly repairs, with a simple sewer inspection.

Morales Home Inspection has been amazing and I can’t imagine NOT using them in the future. My request for repairs for my client was so clean and easy because you just click on the repair to add to your report for backup. James was my AMAZING technician and he was very thorough, beyond friendly and super detailed! Personally when buying my own property in the past, I’ve never had good luck with home warranties, but this company was referred to me by a colleague who has closed over 300 home sale transactions just last year alone. That being said, I knew that they were tried, tested and true. If that’s not enough, another benefit when hiring them, is you can get your clients an 18 month warranty that allows your client to pick their own contractor if something goes wrong with the house. Most companies will pick and send someone out to you that they know. They offer more for less but the quality is worth more and waaaay more valuable in my opinion than any of the other companies out there.

The warranty is backed by Residential Warranty Home Protection of California, a national home warranty company. Morales Inspection Services has an affiliation with Residential Warranty Home Protection of California and we work directly with their owner to ensure the best service for our clients.

For the remainder of 2022, the deductible on policies will be $99. A buy-down option is available.

Yes, we offer a 12 month term. When Morales Inspections completes your Home Inspection we provide an addition 6 months for free. If you would like to take advantage of of warranties, compared to other warranties on the market, ours is the best.

Yes, once the warranty is ordered, you will get a confirmation email with the warranty invoice. This can also be sent to the closing attorney to add the warranty amount to the closing documents. You will need to note whose funds should be deducted from at closing as per the signed contract on the order form.

You will receive an email confirmation within 24-48 hours with the invoice included. If we see that additional information is needed to process the warranty, we will give you a call.  

The coverage term will begin once the plan has been paid for, this usually occurs at closing.
